Hercules Redevelopment

The Hercules Motors Company compound completed the first phase of a major 3-phase renovation. This 610,000 square foot, once vacant project, formerly an industrial property, encompasses 26-acres and nearly 30 interconnected warehouse-style buildings built between 1855 - 1945. The goal was to retain the historic industrial flavor of the property while upgrading and modernizing to create a mixed-use environment of 200+ apartments, retail and office spaces. This project was delivered in multiple open book phases. We worked closely with the A/E team and the client to organize and define scope, control budgets and maximize schedule impact to preserve the historical tax credits associated with the project.
